- Exploring Mortgage Lenders in Canada | Who Are They?
Thinking of Buying a Home? Great. Your first step is to acquire that magical piece of paper... the Mortgage Pre-Approval Letter. Not sure where to begin? So, who are the mortgage lenders in Canada? When it comes to the world of mortgage lenders in Canada, many people might default to the standard answer: "banks and virtual banks." But, is this the complete story? Join me this week as we delve deeper into the diverse landscape of mortgage lenders, here in the Great White North. You will want to discuss the following options and possibly others, in more depth with your personal Mortgage Broker. And if you don't have a licensed Mortgage Broker or Mortgage Advisor at this time and wish to be referred to one; reach out to me today, it will be my pleasure to connect you with a few trusted mortgage specialists with whom my clients have been satisfied. I have connections... and moreover, I have your back. With Candis Noble and Berkshire Hathaway HomeServices Qc... together; we have you covered. So, let's get to it! In reality, Canada's mortgage lending space is far more dynamic than you might think. The truth is, there are very few legal restrictions on who can lend money, and it goes beyond traditional banks. Let's explore the multitude of options available to borrowers. 1. Institutional Mortgage Lenders The majority of mortgage borrowers in Canada prefer to work with institutional lenders. These are well-established financial entities that can provide substantial funding for various borrowing needs. a. Chartered Banks Surprisingly, there are a staggering 81 federally regulated banks in Canada. These banks include the familiar brick-and-mortar institutions on your street corner as well as online-only services, often referred to as virtual banks. You can find the complete list of these federally regulated banks on the Canadian Government website. b. Credit Unions Credit unions, in contrast to chartered banks, are provincially regulated. One of the largest credit unions in Quebec is Desjardins. These institutions offer unique opportunities for borrowing, often with a more community-oriented approach. c. Mortgage Financing Companies (MFCs) MFCs, also known as monoline lenders, specialize solely in mortgage financing. They are known for their swift approval processes and competitive rates in certain categories. Some MFCs are quite substantial and may even receive funding from chartered banks. d. Insurance Companies It may surprise you to learn that some insurance companies also play a role in the mortgage lending market, particularly in larger projects. Their involvement can lead to innovative financing solutions that benefit borrowers. e. Mortgage Investment Corporations (MICs) MICs, as the name suggests, invest in higher-risk mortgages with relatively shorter terms. This unique category of lenders caters to a specific niche in the market, providing tailored solutions for those who need them. 2. Beyond Institutional Lenders In addition to these institutional lenders, Canada's mortgage lending market is a dynamic one, where corporations and individuals also extend their financial support to mortgage borrowers. This diversity allows for flexibility and customization, ensuring that Canadian borrowers can find the right financing for their unique needs. In summary, while banks and virtual banks may be the first lenders that come to mind, Canada's mortgage lending landscape is far more multifaceted. Whether you're a first-time homebuyer or a seasoned investor, there's a lending option to meet your specific needs. Stay tuned for more insightful updates on the Canadian real estate market! Please note that this information is subject to change, and borrowers are advised to conduct thorough research or consult with a financial professional for the most up-to-date information on mortgage lenders in Canada. - QPAREB Unveils 2024 Quebec Real Estate Forecast | The time is now...
Stable Market Conditions As we step into the promising landscape of 2024, Quebec's real estate market is set to undergo a welcome transformation. The Quebec Professional Association of Real Estate Brokers (QPAREB) recently released its comprehensive year-in-review and 2024 outlook, shedding light on key trends and projections. In the first of this year's NOBLE & HOME Real estate, Lifestyle and Design Blog post, we dissect the valuable insights provided by QPAREB, giving you a glimpse into what the year holds for both homebuyers and homesellers. QPAREB Unveils 2024 Quebec Real Estate Forecast | The Time is Now... A Return To A More Normal Market According to Stéphanie Lapierre, QPAREB's chief economist, 2024 is poised to usher in a return to a more normal market. The forecast predicts stable prices and sales close to historical norms, offering a breather for realtors, buyers, and sellers alike. While a slight drop of 2% in province-wide transactions is anticipated, this aligns closely with the historical average of 78,000 transactions over the last two decades, making it a robust year ahead for the Quebec real estate market. Factors Influencing Market Dynamics The anticipated transaction drop is attributed to factors such as high-interest rates at the beginning of 2024, a modest increase in the unemployment rate, and a slowdown in the economy. However, Lapierre suggests that the market is expected to pick up as the year progresses, driven by a combination of low inventory and subsequent interest rate cuts by the Bank of Canada. Buyer Negotiating Power – A Short-Lived Advantage Buyers are expected to wield more negotiating power at the start of the year, thanks to an increase in new listings. This window of opportunity, however, is projected to be short-lived. The announcement of interest rate cuts later in the year, coupled with increased immigration, is predicted to shift the market dynamics, empowering sellers once again. Regional Variances in Price Trends While the overall median prices for single-family homes in the province are expected to remain relatively stable in 2024, Montreal and Quebec City tell slightly different tales. In Montreal, median prices for single-family homes are projected to rise by 2%, reaching $549,400, while condos are expected to see a 1% increase, reaching $395,600. In contrast, Quebec City is set to outperform the province, with a 5% increase in single-family home prices (to $368,000) and a 1% growth in condo prices (to $244,900). Overbidding Trends and Negotiation Processes Overbidding, which was in decline throughout most of the province, remains a common practice in the capital, particularly in Quebec City. Demand for single-family homes is strong, yet availability is limited, leading to one out of every four transactions experiencing overbidding. Montreal, despite a decline in overbidding, still sees competitive scenarios for well-priced, high-quality homes in desirable locations. More Balanced Conditions QPAREB Unveils 2024 Quebec Real Estate Forecast and the time to prepare is now. As we venture into the new year, Quebec's real estate market appears to be navigating towards more balanced conditions. The insights provided by QPAREB offer valuable guidance for both buyers and sellers, highlighting the importance of timing and market dynamics. Whether you're looking to negotiate favorable terms or capitalize on strategic pricing, staying informed about the ever-evolving real estate landscape will be key to success in the year ahead. - Find Your Perfect Nest in Hudson | Hudson Earns Bird-Friendly Town Certification!
NOBLE & NEWSWORTHY | Greetings, fellow Hudsonites and nature enthusiasts! Today, I am thrilled to share some feathered news that's sure to make your hearts flutter with pride. The picturesque town of Hudson has officially been certified as a Bird-Friendly Town, thanks to the incredible efforts of the Hudson Environment Committee and the tireless work of Le Nichoir Wild Bird Conservation. Mark Gray, Hudson Town Councillor and Chairman of the Environment Committee, expressed the town's innate bird-friendliness: "Hudson is by its nature bird-friendly — with our canopied village and surrounding forests, our grasslands and wetlands, and the Ottawa River as a haven for aquatic birds." But what does it mean to be certified as a Bird-Friendly Town? Nature Canada, in collaboration with its partners, has initiated the Bird Friendly City and Town Certification Program. This program encourages municipalities across Canada to become safer havens for our feathered friends, ultimately working to reverse the alarming decline in bird populations. The town's certification is not just a feather in its cap; it's a commitment to creating a haven for biodiversity to flourish. Birds, as we know, are vital for maintaining healthy ecosystems. However, their populations are facing threats from various human activities such as climate change, pesticide use, and habitat loss. In the face of urban expansion, Hudson has taken a bold step to ensure that North America's bird populations are not just protected but nurtured for generations to come. Nature Canada's Bird Friendly City and Town Certification Program encourages community leaders and municipal decision-makers to take proactive measures. These include reducing threats like free-roaming cats, implementing bird-friendly building design legislation, promoting stewardship, and engaging citizens in nature-based climate solutions. One exciting aspect of the certification process is the creation of volunteer Bird Teams in each municipality. Hudson residents are now actively involved in protecting, monitoring, and celebrating their local bird populations. It's a true community effort to ensure that Hudson remains a haven for our winged neighbors. As we celebrate this achievement, let's also recognize the vital role played by Le Nichoir Wild Bird Conservation. Born and raised in Hudson, Le Nichoir has been working for wild bird conservation through public education and rehabilitation for the past 27 years. Their dedication has undoubtedly contributed to the town's rich avian diversity. So, what's next for Hudson? Expect to see initiatives to reduce human-related threats to birds, increased awareness through community events, participatory science, and celebrations like World Migratory Bird Day. The town is spreading its wings and taking flight toward a future where birds and humans coexist harmoniously. Hudson; A Green Community With a focus on nature-based climate solutions, Hudson is positioning itself as a green community. This aligns perfectly with the growing trend of environmentally conscious living. Real estate in Hudson isn't just about homes; it's about embracing a sustainable lifestyle. This Hudson community engagement fosters a sense of belonging, making Hudson not just a town but a community where everyone plays a role in preserving the town's unique charm. Hudson; A Forward-Thinking Community In a world where sustainability is key, Hudson's Bird-Friendly Town certification positions it as a forward-thinking community. This not only enhances the current desirability of properties but also future-proofs real estate investments as the demand for environmentally conscious living continues to grow. Hudson is not just a town; it's a lifestyle. The Bird-Friendly Town certification isn't just a badge; it's a promise of a harmonious coexistence with nature. As a Top Local Hudson Real Estate Broker, I am excited to witness how this certification will shape the real estate landscape in Hudson. Find Your Perfect Nest in Hudson... - Montréal Real Estate Update: Market Trend and Finding Opportunities
NOBLE & NEWSWORTHY | As we step into the latter part of 2023, the real estate landscape in the Montreal Census Metropolitan Area (CMA) is experiencing a noticeable shift. The Quebec Professional Association of Real Estate Brokers (QPAREB) has recently unveiled market statistics for October 2023, revealing a 2% decrease in residential sales compared to the same period last year. This dip is the second-lowest recorded in transactional activity for this time of the year since 2000. Let's delve into the key insights and trends that are shaping the current real estate market and what it means for both buyers and sellers. Factors Influencing the Slowdown: Charles Brant, QPAREB Market Analysis Director, sheds light on the various negative factors contributing to the market slowdown. The rapid economic deceleration, coupled with challenges in accumulating and maintaining sufficient savings, has instilled caution among potential buyers. The rise in borrowing costs, with fixed interest rates exceeding 6% for the shortest-term mortgages since September, further limits buyers' ability to qualify with conventional lenders. For sellers, strategic pricing and effective marketing will be crucial, while buyers may find more choices and potentially more negotiating power. Market Highlights: Regional Disparities: Transactional activity in the Montreal CMA is not uniform across regions. While the Island of Montreal and South Shore experienced increases of 7% and 8%, the North Shore of Montreal, Laval, Vaudreuil-Soulanges, and Saint-Jean-sur-Richelieu saw declines of 12%, 17%, 19%, and 30%, respectively. This divergence suggests a nuanced market that demands a region-specific approach. Property Category Dynamics: The sales performance varied among different property categories. Single-family homes saw a 6% decrease in sales, condominium sales remained stable, and small income properties recorded a notable 10% increase. This divergence underscores the importance of understanding the unique dynamics of each property type in the current market. Increasing Inventory: Active listings surged by 12% from the previous year, reaching 17,518 in the Montreal CMA. This influx of properties to the market, not witnessed since the summer of 2019, provides more options for buyers and indicates a potential shift towards a more balanced market. Extended Selling Time: The average selling time for various property categories increased compared to the same period last year. Small income properties took 60 days to sell, seven days longer than the previous year. Condominiums and single-family homes followed at 53 and 43 days, respectively. This elongation suggests a more contemplative buyer base and underscores the need for strategic pricing and marketing. Price Trends: Despite the slowdown, median prices across property categories continued to show growth compared to October 2022. Single-family homes, plexes, and condominiums saw median price increases of 7%, 5%, and 3%, respectively. On a consecutive monthly basis, median prices remained stable, with slight variations observed. Montréal Real Estate Update: Market Trend and Finding Opportunities: In navigating the current real estate landscape in Montreal, both buyers and sellers must be attuned to the nuanced trends revealed in the October 2023 market report. The increasing inventory, elongated selling times, and regional disparities present both challenges and opportunities. For sellers, strategic pricing and effective marketing will be crucial, while buyers may find more choices and potentially more negotiating power. It's not merely a slowdown; It's a call for agility, informed decision-making, and a nuanced approach to meet the evolving demands of the Montreal real estate market. As a seasoned Montréal and West Island Real Estate Broker, understanding these market dynamics and being proactive in adapting strategies will be paramount. It's not merely a slowdown; it's a call for agility, informed decision-making, and a nuanced approach to meet the evolving demands of the Montreal real estate market. Staying attentive to Montréal Real Estate Updates and Market Trend will lead to Finding Opportunities! So, if you have been sitting on the fence, now is the time to considering discovering the hidden gems in this current real estate market. - Colour... The Seduction
Colour, one of the many gifts of nature. It seduces the senses surrounding us with myriad visual delights. Can you even begin to imagine a world without it? A stunning scattering of fruits; pomegranates, oranges, mangos, grapefruit, kiwi and lemons are nothing less than a delight to behold... a colour palette of nature's bounty, a feast for the eyes. Beautiful cannot begin to describe this visual wonderment, that often we take for granted. The majestic peacock carries his perfection in a mere single plume bringing awe-inspiring joy as it gleams in the sunlight, radiating its luminescent hues of blues, turquoises, greens and browns. The perfection in its dramatic hues are indeed inspiring. In fact, colour's impact within any interior space is literally intoxicating and yet few realize its power. Colour requires commitment, needing to be used both purposefully and carefully to enhance an already perfect design. Only then can it achieve its most dramatic effect within a space. I recall when I was in design school, we were not allowed for an entire year to design anything using colour! Not one thing. Every drawing, every concept, every design had to be done using black, white and greyscale. At the time, as students we found this frustrating and challenged our professors, pleading our cases, only to be told a flat-out "no". Their reasoning was very important and I'm often reminded of it to this day... Colour is so very powerful, that it can actually "mask" poor design. It was stressed that we needed to learn to design in an entirely transparent fashion, where all our design "flaws" could be revealed, critiqued and learned from. Colour would "upstage" our designs, and get in the way... simply put, colour hides poor design; maybe even making it appear "acceptable". Colour is appreciated with our eyes, but it also has a direct impact on our mood, evoking nuance, imagery, memories and even visceral reaction (Ever feel a colour "vibrate"? ). For such a simple design element, colour makes an impressive statement which needs to be respected. So, when choosing your colours for any space or room, it is important to realize that colour is not your first design decision. The space, the concept, the function, the layout... the entire design comes first. Remember, colour is best used to enhance, punctuate and complete and already amazing design. Colour, when curated responsibly and informedly can creates an irresistible seduction of the senses, in an extraordinary way. And, as a designer, few things thrill me more than using it impressively... let's merely agree to design your space to absolute perfection, first! #InteriorDesign #ColorPalette #EDesign #ColourPalette #Nature #Fruit #Peacock #Feather #Greyscale #Impact #Seduction #Nuance #Seduce #Inspire #Visual #Plume #Mood #Design #Element #nobleandhome
- An Inspired Design
Inspiration in interior design; a bird, a piece of jewelry, an emotion, a place or even a work of art, can come from anywhere! This lovely buddha, a muse if you will, is a wonderful example of a stunning piece of art around which an entire room concept can be designed. It holds an abundance of design elements from which we can draw. Certainly it holds an Eastern reference, but to create a room merely embracing that one element, is rather pedestrian, if not predictable. There is far more inspiration to be drawn from this exotic and elegant piece. Look at the hues... the neutral greys, browns and warm accents of gold, tangerine and emerald. We can embrace the wonderful crackled textures of the skin and the beadwork on the crown. These types of elements might be nuanced within our space. The soft scrollwork of the dress and the soft flowing silhouette of her lines evoke peace and tranquility. These lines will be reflected in our choices of furnishings and various other design elements within our space. Her pose is relaxed and contemplative; her mood serene... more references from which we can draw even more inspiration. Do you hear the background music or the tone of her voice? Imagine it for a moment. The gold and jewels sparingly accenting her attire, allow for our considerate use of reflective surfaces as accents within our space... punctuation within our exotic dream. Creative concept is the first consideration when designing any space and it is such an exciting place to start! It is where we as designers dare to dream. Think about your dreams when considering your next room makeover. Ask yourself, what your creative conceptual element will be. Is it something tangible or emotive... a reverie or even a place in time. Inspiration is limitless. Dare to dream within your interiors... the end result is certain to provide delight! #Concept #Room #InteriorDesign #EDesign #EDesign #Buddha #ColourPalette #ColorPalette #Decor #Statue #Art #Inspiration #Gold #Scrollwork #Peace #Tranquility #Furnishings #Aesthetic #nobleandhome

- Quebec City – Colour, Cuisine, Art and Inspiration...
Quebec City is a city of inspiration. The architecture, the colours, the history, the food...the people. It is simply a city which feeds the soul. One of the most fascinating elements of this historic city is its use of colour. The combinations of hues feel spontaneous and light. The combinations never take themselves too seriously...and the effect is simply enchanting. In a world of "safe" white crown moulding, Quebec City by contrast, revels in colour, texture and richly-saturated hues by painting their trims boldly and unabashedly. A city of artists and artisans; Quebec City inspires all who visit it. It is a city of design... a city of gastronomic delights, bountiful gardens and stunning architectural history. The food is as exquisitely designed as its architecture. Even the simplest of casual lunches are presented as elegant, artful moments to be appreciated. Outdoor Café au Rue du Tresor, QC The gastronomique paradise which is Le Restaurant Le Continental is not to be missed if you are fortunate enough to get a reservation. Restaurant Le Continental, QC Food becomes theatre, giving a stunning performance of precision, decadence and cuisine at it's five-star best. A feast for all the senses, from preparation to presentation to palate. Restaurant Le Continental, QC The coolest, by far, Indian Restaurant was found in a sunken hidden space on Cartier Ave, QC, Epices de l'Inde. From whimsical brilliant colour and decor to some of the finest Indian food I've tasted, this fun little restaurant was a sheer delight~! The persimmons, oranges, reds and lime greens were as much a part of the wonderful experience as was the delightful staff and sumptuous curries~ Mmmmm. Epices de l'Indie Even spontaneous, artistic moments are to be found upon a morning's walk in QC... A strategically-placed plume crowns a rustic basket of a well-loved bicycle. My mind wanders as to the story of how and when it was placed there. It remained untouched for days. Each time I visit, my senses come alive with all these things. Yet what inspires me most is the city's breathtaking uses of colour which tug at my heart, transforming into my muse for that next "je ne sais quoi", that I design. Quebec City, my new palette of colours... My current inspiration. #QuebecCity #Colour #Architecture #French #Quebec #PaintColours #ArchitecturalDetail #TrimColour #Cuisine #IndianFood #nobleandhome
